This is a reduced scope report as opposed to a full cost segregation study.  For clients that can’t take advantage of accelerated depreciation and thus don’t need the personal property components separated from the real property components, this is a report that identifies the units of property, major structural components, and building systems only – all crucial for facilitating future expense/capitalization decisions.  The report quantifies basis and replacement cost. The Building Systems Report is also included with every Cost Segregation Study.
